National Home Warranty coverage is provided as follows:

  • 12 months – Defects in labour and materials,
  • 2 years – Defects on labour and materials related to the major delivery and distribution systems (electrical, plumbing, heating, ventilation and air conditioning),
  • 5 years – Defects in The Building Envelope (including roof, exterior walls, windows and doors), and
  • 10 years – Structure of the building.

A: StreetSide Developments, Winnipeg’s largest and longest-standing condominium developer, is the driving force behind this master-planned community. Q: What type of construction is used for The Rise Condominiums?

A: The Rise is a seven-storey condominium with a basement parkade. The foundation is precast piles and the parkade is comprised of concrete walls and floors. A hollow core concrete floor with 2 inches of concrete topping separates the parking level from the main floor. The seven-storey building is a total precast concrete structure from the main floor to the open web steel joist roof system.

Q: What is the heating system used for Rise Condominiums?

A: Phase 1 units are heated with modern compact linear convector baseboard heaters, cooled with a ductless mini-split air conditioners, Phase 2 units are equipped with ducted forced air heating and cooling, with a fan coil located in the suite entryway ceiling. Both phases include ducted transfer fan to circulate fresh air throughout the suite. A very efficient rooftop make-up air unit conditions the common areas of the buildings, while suppling the fresh air to the suites. The Rise Condominiums is equipped with a central exhaust heat recovery system adding to the efficiency of the PowerSmart buildings. The parkades are heated with electric unit heaters.

Q: What security measures will be incorporated at The Rise Condominiums?

A: Access to the building will be via secure interphone located at the building entries. Closed circuit TV will monitor all building entry points including the lower level parkade. Deadbolts and peep holes will be installed in all suite entrance doors. Programmable key fobs will be used to access the building entries and parkade.

Q: What level of soundproofing can be expected at The Rise Condominiums?

A: All floor and wall soundproofing requirements are built to exceed the building code requirements. The walls between the suites are constructed of a precast concrete panel sandwiched between steel studs insulation and drywall. The floors are constructed of hollow core concrete slabs with gypcrete floor topping. See sales team for details on variation in The Catalyst floor plan.

Q: What materials and features will the exterior of the building have?

A: The Rise Condominiums will be finished with an EIFS (exterior insulation and finish system) that provides walls with an insulated water resistant stucco system sitting above multiple levels of masonry. The main entry and seventh floor balconies feature canopies finished in premium aluminum paneling. Hints of cement board will add interest to this building’s premium exterior.

Q: I am concerned about the chance of a fire at the building. How has this been addressed?

A:  The unlikely event of a fire has been extensively considered at The Rise. The building is equipped with a comprehensive fire alarm system that includes a full fire-suppressing sprinkler system, fire alarm horns and strobe lights, hard-wired in-suite early detection smoke and heat detectors, and emergency exit lighting and signage.  The suites are separated from each other with a 2-hour fire resistance rating on walls and floors.

Q: Is air conditioning standard at The Rise?

A: Air conditioning is included in all units at The Rise, Phase 1 units have a wall mounted air conditioning unit located in the living room with the associated condenser on the balcony. Phase 2 units are equipped with ducted forced air heating and cooling with the associated condenser located on the roof of the building.

Q: What will the roadway construction be?

A: The roadway and parking areas within The Rise development is asphalt with a concrete garbage pad and ramp to the parkade.

Q: What type of roof will the building have?

A: The Rise Condominiums is a ballasted EPDM roof system. EPDM is an extremely durable synthetic rubber roofing membrane widely used in low slope buildings worldwide.

Q: What kind of windows will be installed?

A: The windows at The Rise are triple-pane for maximum energy-efficiency and soundproofing.

Q: Can I customize my new condominium at The Rise? What options are available if so, and how can I find out what might fit my budget?

A: If you select your new Rise condominium early in construction commencement (Phase 2 is in pre-construction), you may customize certain aspects of the design and planning. Of course, the location of kitchens, bathrooms, electrical services, etc. cannot be modified, but early purchasers can select from our menu of optional interior finishing to create their own personal look and lifestyle. Once you purchase your new condominium, you will then have the opportunity to visit our state-of-the-art, 3,500-square-foot Design Centre to meet with our design consultant and make your interior selections.

Q: Can I choose the paint colours for my unit?

A: The paint colour for the interior of suites at The Rise is ‘Wentworth White’. If you select your unit early in the construction phase you will have the opportunity to meet with our design consultant to discuss a wide choice of interior finishes, including paint colours.

Q: Can I select the type of flooring I want?

A: Flooring within the suites is vinyl plank with carpet in bedrooms which are available in a variety of colours. If you select your unit early in the construction phase you will have the opportunity to meet with our interior designer to discuss a wide choice of interior finishes including flooring.

Q: Can I choose the type of kitchen cabinets for my unit?

A: The Rise features thermofoil cabinets which are available in a variety of colours. Owners may choose from a range of other cabinet styles if they select a unit early in the construction phase. Please speak to The Rise sales team about scheduling a visit to our design centre, where an extensive range of cabinets, counters, tile and flooring can be discussed with our in-house design consultant.

Q: What appliances are included with my purchase price at The Rise?

A: A premium black stainless steel kitchen appliance package, which includes a full size fridge, a self-cleaning range, a built-in dishwasher, and an ‘over the range’ (OTR) microwave are included in your purchase price. A stacking washer and dryer will also be available as an option.

Q: What rules and regulations should I know about with respect to Rise?

A: The rules and regulations will be described in detail in the condominium declaration and by-laws. These documents, typical to all condominium projects, describe in detail the rules regulating the use of the units, common elements, improvements, etc.

Q: How will I dispose of my garbage and recycling at Rise?

A: There will be two partial enclosures in the parking area where homeowners can bring their garbage and recycling.

Q: Are there walkways on the common areas?

A: There will be central gathering areas throughout the site plan and sidewalks that will connect to neighbouring projects.

Q: Where is mail collected?

A: There will be mailboxes in the main entry lobby area of each building.

Q: Are pets allowed at The Rise?

A: The project by-laws and declaration will describe the rules in detail, however a maximum of two pets will be permitted at The Rise. All pets must be registered with the board.


Q: Is parking available? How many parking stalls are included with my purchase at The Rise Condominiums, and are extra stalls available?

A: Parking is included at The Rise Condominiums. Each suite price includes exclusive use of one interior or exterior parking stall depending on suite type. “Exclusive Use” of an extra outdoor or indoor parking space is available for an additional cost and dependant on availability.

Q: Is there designated visitor parking at The Rise Condominiums?

A: The Rise offers designated parking spaces for visitors, accessible parking stalls, and a loading zone within the development.

Q: What are the advantages of owning a condominium and how does ownership work?

A: A condominium is a legal form of shared ownership, where the owner holds title to the individual condominium and a shared interest in the building and grounds common elements. A condominium allows for the financial benefits of ownership while leaving the chores of property upkeep and maintenance to our professional property managers. Residents will purchase their condominium homes outright, and pay a monthly “condo fee” to fund all shared common area expenses.

Q: What are the Common Element Fees at The Rise and what is included in the common element charge?

A: The common element “condo fee” will be based on your pro rate share of the common elements of the overall project. Current common element fees are expected to be approximately between $218-377 per month including sewer and water. Common element costs include all “common elements” or shared costs including (but not limited to) maintenance, grounds keeping and landscaping; service contracts; professional management; building insurance (owners require separate insurance for condominium contents and betterments); snow removal; common area lights, power, and heating/cooling; in suite and common area water and sewer including maintenance and replacement. Residents also gain access to the common outdoor courtyard with pool, a fitness studio and lounge, and condo fees cover seasonal opening and closing and all maintenance of the pool and other common areas. Residents pay separately for telephone, Internet, cable TV, in suite hydro, contents and betterments insurance and realty taxes.

Q: As a unit owner will I have any part to play in the on-going operation and management of The Rise Condominiums?

A: The project will be professionally managed by a property manager engaged by the Developers and later by the Condominium Corporation Board of Directors. As a unit owner in the building you have voting rights in your condominium corporation. An annual general meeting of all unit holders will be conducted to review the business of the corporation. You may participate in the management of the corporation to a greater extent if you wish to stand for election to the Condominium Corporation’s Board of Directors.

Q: Can I purchase a condominium at The Rise and rent it until I am ready to occupy myself?

A: You may rent your condominium provided all rules and regulations of the Corporation contained in the condominium documents are complied with.

Q: How many floors and units will the building have?

A: The project consists of 2 buildings each with 7 floors plus an underground parkade level and will be constructed in 2 phases. There are 109 units in the completed Phase 1 and there will be 95 units in Phase 2, for a total of 204 units.

Q: What type of insurance will I require for my new condominium home at The Rise?

A: The condominium corporation will provide insurance for the overall building. Owners will require separate condominium unit owners’ insurance on their contents and on any options or upgrades. The Condominium Declaration provides further information.

Q: How can I reserve a new Rise condominium and when will I have to make payments with respect to my purchase?

A: If you are not yet ready to write a formal Offer to Purchase, you can place a temporary, short-term reservation on the condominium of your choice (subject to availability), by meeting with our sales representatives and completing a Reservation Form together with a refundable deposit of $2,000. This deposit may then be directly applied to the Offer to Purchase, along with the remainder of the required deposit. The balance of your purchase price will be due just prior to occupancy.

Q: What are the advantages of selecting my Rise Condominium early, and are Rise purchase prices going to increase after construction is complete?

A: There are many advantages to selecting your condominium home early. For example you may want to obtain a particular exposure and location within the development itself. It is also easier to customize and select materials and products when you are involved with the project at an early stage. Perhaps most importantly you will be purchasing your Rise Condominium at the lowest possible price.

Q: Is the GST included in the purchase price?

A: Yes. The net GST is included in the stated purchase price. Prices stated include 3.2% GST when applicable (reflective of the GST New Housing Rebate allowable). The Purchaser assigns the GST New Housing Rebate to the Vendor at time of closing. To be eligible for the GST Rebate, the Purchaser, or a member of the Purchaser’s immediate family, will on closing occupy the unit as his/her primary place of residence. Suites with a total purchase price exceeding $350,000 are subject to 5% GST as indicated.

Q: What are my real estate taxes likely to cost at The Rise Condos?

A: Property taxes are to be set by the City of Winnipeg which does not confirm amounts until a later time. These taxes will be dependent on the size and purchase price of the unit.

Q: When will your Presentation Centre be ready?

A: Phase 1 Presentation Centre is currently open for viewing with over five different staged display suites to tour! Due to the current COVID-19 pandemic, we are closed for open house hours but can accommodate private or virtual tours. Please contact our agents to arrange a time.
