Q: When will construction commence on Oak & Ash Condominiums, and when will the project be ready for occupancy?

A: Construction on the first building will begin Summer 2021; with our first condo ready for occupancy in Summer 2022.

Q: Who is the developer and designer of Oak & Ash Condominiums?

A: StreetSide Developments, Winnipeg’s largest and longest-standing condominium developer, is the driving force behind this development. StreetSide is also a Qualico company (Western Canada’s largest real estate developer), which has a legacy of over 60 years of delivering quality residences to Canadians.

Q: How can I reserve a new condominium townhome at Oak & Ash Condominiums and when will I have to make payments with respect to my purchase?

A: If you are not yet ready to write a formal Offer to Purchase, you can place a temporary, short-term reservation on the condominium residence of your choice (subject to availability), by meeting with our Realtor team and completing a Reservation Form together with a refundable deposit of $5,000. This deposit may then be directly applied to the Offer to Purchase, along with the remainder of the required deposit. The balance of your purchase price will be due just prior to occupancy. Please note that during our launch, appointments to make reserves will be made on a first-come, first-serve basis as per our priority registration list and those registrants will be contacted by our sales team.

Q: What are the advantages of selecting my townhome or condo early, and are Oak & Ash Condominiums purchase prices going to increase after construction is complete?

A: There are many advantages to selecting your condominium home early. For example, you may want to obtain a particular exposure and location within the development itself. It is also easier to customize and select materials and products when you are involved with the project at an early stage, depending on where it is within the production cycle. Perhaps most importantly, you will be purchasing your Flora home at the lowest possible price. Oak & Ash pricing will increase early in the construction period and continue to do so as various phases are completed.

Q: Is the GST included in the purchase price?

A: Yes. The net GST is included in the stated Purchase Price. The Purchase Price includes 5% GST net of the GST New Housing Rebate allowable. The Purchaser assigns the GST New Housing Rebate to the Vendor at time of closing. To be eligible for the GST Rebate, the Purchaser, or a member of the Purchaser’s immediate family, will on closing occupy the townhome as his/her primary place of residence.

Q: What are my real estate taxes likely to cost at Oak & Ash Condominiums?

A: Property taxes are to be set by the City of Winnipeg which does not confirm amounts until a later time. These taxes will be dependent on the size and purchase price of the townhome.

Q: When will your model townhome be ready?

A: The model townhome will be ready in Spring 2022.

Q: What are the advantages of a Condominium and how does condominium ownership work?

A: A condominium is a legal form of shared ownership, where the owner holds title to the individual residence and a shared interest in the building and grounds’ common elements. A condominium allows for the financial benefits of ownership while leaving some chores of property upkeep and maintenance to our professional property managers. Residents will purchase their condominium homes outright, and pay a monthly “condo fee” to fund all shared common area expenses.  This shared fund has the benefit of resulting in lower maintenance costs as compared to what an owner of a single family home would often pay for repairs and upkeep.

Q: What are the Common Element Fees at Oak & Ash Condominiums and what is included in the common element charge?

A: Common element fees will be $210.10 per month and includes front yard maintenance of planting beds, as well as planting along both entrances,  grass mowing of rear yards,  snow removal of main road including two entrances, driveways at front of the homes and sidewalks up to front entrance.   Also includes yearly safety inspections and professional management. Developer fence maintenance will include East, West and North property line fencing.  Owners are responsible for homeowner insurance and property taxes as well as individual utilities to their residences including hydro, water, gas, telephone, Internet or cable TV.

 Q: As an owner will I have any part to play in the ongoing operation and management of Oak & Ash Condominiums?

A: The project will be professionally managed by a property manager engaged by the Developers and later by the Condominium Corporation Board of Directors.  As an owner of a residence in the development, you have voting rights in your condominium corporation. An annual general meeting of all owners will be conducted to review the business of the corporation. You may participate in the management of the corporation to a greater extent if you wish to stand for election to the Condominium Corporation’s Board of Directors.

Q: Can I purchase a home at Oak & Ash Condominiums and rent it until I am ready to occupy myself?

A: You may rent your residence provided all rules and regulations of the Corporation contained in the condominium documents are complied with.

Q: How many buildings, units and floors will Oak & Ash Condominiums have?

A: Oak & Ash The condominium development is made up of 23 homes and there is an offering of three difference models:

  • The Evergreen Model which is a 1,673 square foot 3 bedroom 2 bath home.
  • The Scarlet Model which is a 1,673 square foot ‘Twin Master’ plan with office/den and 2.5 baths.
  • The Willow Model which is a 1,538 square foot home with 2 bedrooms, 2 baths and covered deck.

Q: What type of insurance will I require for my new condominium home at Oak & Ash Condominiums?

A:  Owners will be required to provide house insurance for their individual dwellings.   The Condo Corporation provides certain liability insurance and insurance of property belonging to the Corporation including the common element.   The Condominium Declaration provides further information.

Q: What about vehicles and what kind of parking is available?

A: All homes at Oak & Ash include a driveway leading to a 2-car attached garage with insulated door.  The driveway is suitable for visitors, temporary parking and deliveries.

Q:  Is there any visitor parking available at Oak & Ash? 

A: There is no designated visitor parking area in the development.

Q: What rules and regulations should I know about with respect to Oak & Ash Condominiums?

A: The rules and regulations will be described in detail in the condominium declaration and by-laws. These documents, typical to all condominium projects, describe in detail the rules regulating the use of the units, common elements, improvements, etc.

Q: How will I dispose of my garbage and recycling at Oak & Ash Condominiums?

A: When construction is complete, owners will have individual roll bins for garbage & recycling.  Garbage is picked up once a week by City of Winnipeg and the bins are stored inside the owner’s garage.  During construction, StreetSide will provide 1 garbage bin and 1 recycling bin on the site.

Q: Where is mail collected?

A: There will be a community mailbox within the development.

Q: Are pets allowed at Oak & Ash Condominiums?

A: The project by-laws and declaration will describe the rules in detail, however a maximum of two pets will be permitted.

Q: What type of construction is used for Oak & Ash Condominiums?

A: The foundation is concrete piles supporting steel reinforced concrete walls. Basement floors are concrete slab on grade.  The upper structure is wood-framed with engineered floor and roof system.

Q: What is the heating and cooling system used for the homes?

A: For heating, each Oak & Ash Condominium is provided with a gas furnace and for cooling A/C is available as an upgrade. This system coupled with the HRV provides superior air quality as well as offering comfort and convenience to the homeowner.

Q: What security measures will be incorporated at Oak & Ash Condominiums?

A: All homes have an illuminated entrance and entry doors are supplied with deadbolt locks. All units are pre-wired for a security system – owners are responsible for the purchase and installation of an individual security system of their choosing.  The grounds will be completely fenced and have two entrances.

Q: What materials and features will the exterior of the building have?

A: The homes will feature high-quality main entrance door with sidelite.  Main feature of the front of the homes are brick material framed with metal-clad fascia and soffits.  Front elevations also include concrete steps and landing with pillars and metal hand railing.

Q: I am concerned about the chance of a fire in the homes. How has this been addressed?

A:  The homes are constructed according to latest health and safety standards under the Manitoba and National Building Codes.  All units are also equipped with hard-wired smoke and carbon monoxide detectors and have easy egress routes to the outside.

Q: Is air-conditioning standard at Oak & Ash?

A: No, air-conditioning is available as option.

Q: Will there be an opportunity to add a patio courtyard, sunroom or fence at Oak & Ash Condominiums?

A: The developer will not be offering privacy fencing but will be offering sunrooms and ground level wood patio with privacy panel.

Q: What type of roof will the buildings have?

A: Oak & Ash Condominiums have an engineered wood truss roof, OSB decking and high quality laminate shingles with 30 year limited warranty.

Q: What kind of windows will be installed?

A: The windows at Oak & Ash Condominiums are triple pane windows for high energy efficiency.

Q: Can I customize my new home at Oak & Ash? What options are available if so, and how can I find out what upgrades might fit my budget?

A: If you select your new home early in construction commencement, you may customize certain aspects of the design and planning.  The location of kitchens, bathrooms and main walls generally cannot be changed but other alterations are offered – an extensively upgraded or modified  kitchen is available for example.   Choosing the optional sunroom or fireplace/entertainment unit would also be important early decisions.

Early purchasers can select from our menu of optional interior finishing to create their own personal look and lifestyle. Optional upgrades include: custom flooring, kitchen cabinets, countertops, appliances, a wide spectrum of interior paint colours and option for exterior wood patio. On purchasing your new home, you will have the opportunity to visit our state-of-the-art, 3,500-square-foot Design Centre at the Qualico Headquarters to meet with our design consultant and make your interior upgrade selections.

Q: Can I choose the paint colours for my condo?

A: The paint colour for the Oak & Ash interior is Dulux Wentworth White.  If unit selection is made early in the construction phase you will have the opportunity to meet with our Interior Designer to discuss a wide choice of interior finishes including upgrading your paint finish and color.

Q: Can I select the type of flooring I want?

A: Flooring upgrades or changes are available dependent on the construction stage of the house.  The standard flooring is selected by our designer and is a high quality solid-core vinyl plank on main floor and bathrooms and carpet with 7 lb. underpad in bedrooms.

Q: Can I choose the type of kitchen cabinets for my condo?

A: Contempra cabinets are available in a variety of colours at Oak & Ash Condominiums. Owners may choose from a range of optional upgraded cabinet styles. Quartz countertops are standard in kitchen and vanities. Please speak to our Realtor team about scheduling a visit with our designer in the Design Centre, where an extensive range of cabinets, counters, tile and flooring are displayed for review.

Q: What appliances are included with my purchase price at Oak & Ash Condominiums?

A: Our kitchens have been designed to accommodate modern styled appliances, which a designer package can be purchased with StreetSide.
